Ready to purchase a home?
First Steps:
Follow these recommended steps to get you on the fast track to Home Ownership
1. Get Pre-Approved
Step 1: Is to get pre-approved with a lender to determine your total purchase power & what your terms look like (payment amount, interest rate etc.) If you are buying cash, all that is needed is to get your proof of funds letter ready from your bank.
2. Meet with a Realtor®
Step 2: Is to meet with one of our top Realtors® to discuss your goals for Home Ownership. During this consultation, we learn what type of home you are looking for & what price you want to be around as well as your time line.
3. Sign a Buyer-Broker Agreement
Step 3: After you have met with one of our top Realtors® and discussed your goals, is to sign a Buyer-Broker agreement. A Buyer-Broker agreement confirms your selection on working with your Realtor® to have them represent you & work in your best interest as a client. This also allows your Realtor® to show you properties listed on the MLS.
4. Tour Homes
Step 4: Is to start touring homes! The enjoyment of seeing potential forever houses is oh so exciting! With a signed Buyer-Broker agreement, you and your Realtor® begin the journey of touring homes within your price range to find the perfect home suited just for you!
5. Submit Offer(s)
Step 5: After touring homes & finding the one you love, it is time to write up an offer for that home. Your Realtor® will walk you through the Purchase Agreement & discuss important topics with you such as, Offer Price, Earnest Money amount, Inspection dates, Sellers Contribution(s), and a Closing date. Once those topics have been discussed & decided on, the offer gets submitted to the Sellers for them to decide if they Accept, Counter or Decline your offer.
6. Due Diligence & Closing
Step 6: Once your offer on a home is accepted, your due diligence period begins. During this contractual period, you will have access to conduct a Home Buyer's Inspection, Deliver Earnest Money, Review Survey, Covenants, & the Property Disclosure for the home. Once you have conducted your due diligence on the property and proceed forward after any negotiations, you are on a fast track to closing! Count the days as they pass by & before you know it, you are a proud new Home Owner!
